The Lochbaur property is located on the outskirts of Merano along the entrance to the Passeier valley directly below the village of Schenna. Due to its location at the lower edge of the valley the planning area consists of a terrain that rises sharply from apple fields, which is limited at the upper edge by the natural slope of the river valley and an irrigation canal. Two existing buildings on the site had to be demolished. Due to the location in the agricultural green, there was sufficient cubature available to design 3 new residential buildings. The rising terrain was accommodated in the basement by a large common garage, on the top of which the terraces of the 3 residential buildings were arranged.
The 3 houses follow the natural course of the terrain. The terrace has been planted with greenery and serves as a garden for the 3 residential buildings, the level of which is one floor above the valley floor and thus allows a view over the Passeier Valley and the Texel Group on the opposite side.
Retaining walls to support the terrain as well as the entire garage were built in solid construction in reinforced concrete and faced with natural stone on the valley side. The walls of the residential buildings were designed completely from prefabricated wood elements and placed on the prepared shell. The prefabricated exterior wall elements consist of a 40cm thick insulation layer made of cellulose and TGI beams as structural elements.
